Marc Cotone still remembers which door led to the walk-in cooler.
More than a decade ago, he was the guy unlocking a storefront in Belle Hall Shopping Center before sunrise, helping launch what would become Another Broken Egg Café. He wasn't the owner then, just an employee learning the rhythm of a breakfast rush. This month, he's back with his own keys, opening the newest Eggs Up Grill in Mount Pleasant at 608A Long Point Road, a few doors down from where his restaurant career started.
That kind of full-circle opening would make a fine story on its own. But Cotone isn't the only one making a move at Belle Hall this year, and the pattern underneath the individual openings says more about the shopping center than any single storefront can.
A Center That Calls Itself Full, Then Announces Room for More
In a recent leasing update, American Asset Corporation, which manages Belle Hall Shopping Center, described the property as fully leased and one of the most desirable retail centers in the Charleston market. In the same release, the company announced three new leases and one tenant expansion totaling 9,397 square feet of activity.
Full and adding nearly 10,000 square feet of new tenants aren't a contradiction once you understand how a shopping center this age actually works. Belle Hall isn't filling empty units, it's turning over occupied ones. When a lease ends or a storefront changes hands, the space doesn't sit vacant for long. Patrick Russell, the center's executive vice president of retail leasing, framed it this way:
"Belle Hall continues to be a highly desired location for merchants. Its exceptional location, strong demographics and loyal customer base make it an attractive choice for retailers looking to establish or expand their presence in Mount Pleasant."
For anyone who shops here regularly, that turnover explains why the center never quite feels finished, even after more than two decades in the same footprint at Long Point Road and I-526.
Here's what's actually changing in 2026:
- Eggs Up Grill — 608A Long Point Road, opening this month, serving breakfast, brunch, and lunch daily from 6 a.m. to 2 p.m.
- Decks & Docks — 600 Long Point Road, next to uBreakiFix, the marine and outdoor living supplier's fourth South Carolina location
- Fly Dance Fitness — opening between Gown Boutique of Charleston and Soulshine Aesthetics, the brand's first studio anywhere near Charleston
- Wonder Works Toys — a third expansion inside the center, adding 2,348 square feet to a toy store that has operated here since 2002
The Toy Store That Keeps Growing While Toy Stores Keep Closing
Wonder Works opened its doors at Belle Hall in 2002, back when Long Point Road looked different and I-526 carried a fraction of today's traffic. Independent toy stores are the sort of business national headlines love to declare endangered, squeezed between online prices and shrinking foot traffic in aging strip centers. Wonder Works has expanded within Belle Hall three separate times instead, most recently adding another 2,348 square feet.
That kind of growth from an existing tenant tells you something a new lease can't. A business that already knows its customers, down to which kids come in after school and which parents shop the birthday aisle every month, doesn't ask for more room unless the demand is already there waiting for it.
The Newcomer Who Bet Her First Studio on Her Own Zip Code
Not every new name at Belle Hall has that kind of history here. Renee Gavriil moved to the Charleston area from Greece and chose Belle Hall for Fly Dance Fitness's debut studio in the region, a dance-based fitness concept blending cardio, strength training, and choreography in a club-inspired room. The brand already had one South Carolina location in Myrtle Beach. Gavriil picked Mount Pleasant instead of expanding closer to that existing footprint, because it's where she lives. She's said the studio helped carry her through a difficult move to the United States, and opening one here is her way of giving something back to a community that supported her.
That's a different kind of vote of confidence than Wonder Works' expansion, but it points at the same thing: people who already have roots in Mount Pleasant keep choosing this specific shopping center over other options along the same corridor.
A Storefront That Trained Him Now Belongs to Him
Cotone's Eggs Up Grill is the clearest version of that same instinct. He'd already opened successful locations of the chain in Summerville, Ladson, and Charleston, proof he didn't need Belle Hall to make a restaurant work. When the space came open last year, he described it as the opportunity he'd been waiting for since moving his family to Mount Pleasant, a chance to plant his own flag in the building where he learned the business.
"This town has truly become home for us," he said.
Decks & Docks rounds out the leasing wave with a different kind of local logic. The Florida-founded supplier of decking, marine construction, and outdoor living materials already operates in Charleston, Greenville, and Myrtle Beach. Belle Hall becomes its fourth South Carolina address and its first inside Mount Pleasant proper, a sign that even a company selling seawalls and dock hardware sees enough boat owners and backyard builders in this specific zip code to open a dedicated storefront rather than route them to the Charleston location twenty minutes away.
What Changes If You Already Shop Here
If your mental map of Belle Hall still runs Harris Teeter, Starbucks, PetSmart, and whatever used to sit in the old Stein Mart space, it's worth an update. Paris Baguette opened earlier this year next to the shopping center's pond, Charleston's first location of the Korean-founded French bakery chain, run by local owners Hemal and Prima Patel. Between that opening, the four leasing moves above, and Wonder Works' expanded footprint, more square footage at Belle Hall has changed hands in the past several months than in most multi-year stretches at a shopping center this size.
None of it required tearing anything down or building something new. The parking lot is the same one it's always been. What's different is who's behind the counters, and how many of them already knew this address before they ever signed a lease.
That's worth sitting with the next time you're circling for a parking spot near Harris Teeter. A shopping center that's been open since the early 2000s isn't supposed to keep pulling in first-time regional debuts and boomerang owners in the same year. Belle Hall is doing both at once, and the people making it happen mostly just live down the street.
