New restaurants and other food businesses are appearing along Coleman Boulevard, while some announced projects remain in development. Here is a look at what is open and what is still planned.

Moultrie Plaza: Ownership and Tenant Changes
CoStar reported that Moultrie Plaza, the shopping center across Coleman Boulevard from Moultrie Middle School, opened in 1963. In 2024, the family that had owned it for decades sold it to EDENS, a national retail developer, for $28.5 million. That kind of ownership change usually means one of two things happens to a shopping center: it sits static for a few years while new owners figure out what they have, or it starts getting worked on almost immediately.
Moultrie Plaza picked the second option. In May 2026, The Post and Courier reported that signs went up at 616 Coleman Boulevard previewing Nantucket's Meat & Fish Market, a family-owned seafood and specialty market out of Nantucket, Massachusetts, with existing outposts in Hilton Head and Martha's Vineyard. The space it's taking over used to belong to Village Emporium, a home goods shop that didn't close so much as get relocated. Village Emporium simply moved a few doors down to 612 Coleman Boulevard, next to the former Señor Tequila spot, to make room for Nantucket's buildout.
Those tenant changes are part of a broader set of openings and projects across the corridor.
The Small Operators Filling In Around Them
A separate wave of openings has been happening on side streets and in strip centers.
The Post and Courier reported that Giannone Eatery & Italian Market opened in January 2026 at 216 Scott Street, just off Coleman, tucked into the courtyard behind Vintage Coffee Cafe, which has been serving that same courtyard for eleven years. Coastal Crust, the wood-fired pizzeria next door, has been there since 2017. All three businesses belong to Brian Piesner, a former professional soccer player who has quietly built a small restaurant family on one shared piece of property instead of chasing three separate locations across town. Giannone's focaccia sandwiches, made fresh daily and named things like the Fichi, layer mortadella and stracciatella with fig jam.
The Post and Courier reported that Eggs Up Grill opened its newest South Carolina location in Belle Hall near Seacoast Church on Long Point Road, with signage confirmed on August 17, 2026. This isn't a chain parachuting into an unfamiliar suburb. The franchise owner moved his family to Mount Pleasant years ago and worships at Seacoast down the street. Including this one, Eggs Up Grill now runs 44 locations across South Carolina.
In March 2026, WhatNow reported that Charleston-based specialty cafe Caviar & Bananas, known for its breakfast counters and espresso bar, was bringing its first Mount Pleasant location to Fairmont Plaza at 1035 Johnnie Dodds Boulevard. It's expanding the same year it opened in James Island, following existing locations downtown and on the MUSC campus. No opening date has been set yet, and Fairmont Plaza has been remodeled.
NEAT Bourbon Bar took over the former Topsail space at 440 West Coleman Boulevard earlier this year.
Frank & Jack's: Project Status
In spring 2025, The Post and Courier reported that High Tide Provisions announced Frank & Jack's, a restaurant and event space planned for a two-acre lot at 1434 Ira Road, just off Highway 17. The pitch was genuinely appealing: an indoor dining room and bar, an outdoor lawn with a live music stage, a standalone ice cream shack for kids, all built by local firms CB Elrod & Co. and Bello Garris Architects. The project received coverage, and multiple outlets reported a late-summer 2025 opening target.
Late summer 2025 came and went. As of this writing, the restaurant's own website still greets visitors with "Coming Soon to Ira Road," and its listing categorizes it only under ice cream and frozen yogurt, no sign yet of the full dining room the original announcements described. None of this means the project has failed. Building a restaurant on undeveloped land takes longer than building one inside an existing storefront, and two acres off Highway 17 is a different kind of construction problem than a courtyard tenant swap. The project’s opening timeline remains uncertain.
